In this post, I calculate an index that shows how cheap or expensive Sydney median house price were since January 1979 compared to February 2021 prices.
I defined the cheapness index as a function of home prices, interest rates, inflation, and rental income and expenses.
The best time to have bought a house in Sydney was on or before 1990 followed by 2012. The worse time to buy a house was in 2003 (a drop in prices followed by stagnation over a number of year) and perhaps in 2021 (although it is inconclusive).
